Water Damage Drywall Insurance Claim

A burst pipe is bad enough. Waiting on hold with your insurance company for three hours is worse. By the time the adjuster finally cuts a check, most homeowners just want the hole in their ceiling closed. They hire the first contractor who answers the phone. That's a mistake.

The Problem With the Adjuster's Estimate

Insurance companies write estimates based on the cheapest possible fix. They account for square footage. They rarely account for the skill required to make a repair invisible. If your contractor rushes the tape job to fit a low insurance payout, you will stare at a lump in your ceiling for the next ten years.

Water travels in weird ways. A slow leak from a second-floor bathroom doesn't just ruin the ceiling directly below it. It runs along the joists and rots the back of the drywall. If a repair crew just cuts out the visible yellow stain and leaves the damp rock around the edges, mold will find its way back. We cut past the obvious damage to find solid, dry material.

Paint Doesn't Fix Water Damage

Stain-blocking primer is a great product. It won't fix structural failure. Some handymen try to dry out a sagging ceiling, spray it with shellac, and paint over it. The paper facing of the drywall is already compromised. It will eventually bubble and peel.

  • Rip out the compromised drywall entirely.

  • Verify the wall cavity is bone dry so mold stays out.

  • Install new rock and skim the joints flat.

  • Apply the right primer so the topcoat matches the rest of your walls.
