Assessment and asbestos verification. We confirm the age of the home, review any existing test results, and for pre-1980 homes without prior testing, arrange for a certified sample collection before any work is scheduled. No exceptions.
Full room protection. Floors, walls, trim, cabinets, light fixtures, and ceiling fans are completely covered and masked. Popcorn removal is a wet, messy process, and thorough protection at this stage is what separates a professional job from one that leaves compound residue on everything in the room.
Wetting and scraping. The existing texture is misted with water to soften the bond, then carefully scraped from the ceiling surface using wide, flat blades. We work in sections to keep the material consistently wet throughout scraping. If the popcorn dries out, it tears the face paper of the drywall beneath it, creating surface damage that significantly increases the skim coat work required.
Surface damage repair. Popcorn removal almost always reveals some degree of underlying damage: torn face paper, old tape seams, fastener pops, or water staining that the texture was hiding. Final prime and paint-ready handoff. The finished, sanded ceiling is primed with a quality sealer to ensure even paint absorption and prevent any remaining compound from flashing through the finish coat. Bare drywall face paper is extremely porous.
